Full cleaning of an empty property, before you move in or after you move out
This is cleaning done while a property is empty. no furniture, no appliances, nothing in the cupboards. That is the one moment when everything can be reached: behind where the fridge stood, inside every drawer, along the window rails, into the corners a sofa normally covers.
It suits four situations in particular:

What we clean
Exactly what a property needs depends on its condition, but this is the ground a vacant-property clean normally covers.
Kitchen
- Sink, taps and drain cleaned of water scale; water marks and limescale removed
- Worktops, splashback and tiled surfaces cleaned
- Cupboards and drawers cleaned inside and out, including shelves and handles
- Extractor hood: outer casing, filter and reachable grease build-up
- Hob or IH cooktop, burner rings and grill compartment
- The floor and wall space where the fridge and washing machine stood
- Skirting, light switches and the kitchen floor
Bathroom, toilet and washroom
- Bathtub, surrounding walls, ceiling and door panel
- Removing water scale from of taps, shower head, mirror and glass. the cloudy water scale that ordinary wiping leaves behind
- Mould treatment on silicone seals and grout lines
- Drain traps opened, cleared of hair and debris, and deodorised
- Toilet bowl, seat and hinges, tank, flush pipe and the floor around the base
- Washbasin, vanity unit inside and out, mirror cabinet and the washing machine pan and drain

Floors
- Vacuuming throughout, including corners, edges and cupboard interiors

Windows, balcony and entrance
- Glass cleaned on both sides where it can be reached safely
- Window frames, sashes, rails and insect screens
- Balcony floor swept and rinsed, plus drain, railing and the gutter channel
- Entrance area: floor, door, and the shoe cupboard cleaned inside
Built-in storage
- Closet and oshiire interiors, shelving, hanging rails and ventilation slots
- Sliding door tracks and runners, which collect grit that stops doors moving cleanly
Walls, switches and fittings
- Light switch plates, door handles and the intercom panel
- Dust removed from light fittings, curtain rails, vents and door frame tops
- Spot wiping of marks on walls and doors
Air conditioners
Where a unit is fitted, we remove, wash, dry and refit the filters, and wipe the casing and louvres. Internal disassembly cleaning of the heat exchanger and fan is specialist work and is quoted separately.
What decides the quote
Guideline figures by room type are shown in the pricing block above and on the pricing page. The final quote depends on:
- Size and layout. how many rooms, and how many kitchens, bathrooms and toilets there are to clean.
- Condition. a well-kept flat and one with years of accumulated grease and scale are very different jobs.
- How long it has stood empty. dust, still air and damp build up in a closed, unoccupied property.
- Scope. whether you want everything covered or only the kitchen and water areas.
Because of that, we confirm the price after an on-site check, or after you describe the property and its condition in detail. Photographs of the kitchen and bathroom help a great deal.
What costs extra
We will always tell you before doing any of it, never afterwards:
- Heavy or deep-rooted mould
- Baked-on grease that needs prolonged treatment
- Disposal of large rubbish or items left behind
- Specialist equipment cleaning, such as air-conditioner disassembly
When to book
For a move-out, book for after your belongings have gone and before the handover or final inspection. an empty property cleans faster and more thoroughly. For a move-in, aim for the gap between the previous occupant leaving and your furniture arriving. After renovation work, wait until tools and materials have been cleared out, or the dust simply settles again.
