What a turnover includes, step by step
Every property is set up differently, so the scope is agreed before the first visit. A standard turnover runs in this order:
- Strip and collect linens. Sheets, duvet covers, pillowcases, bath and hand towels, and bath mats are removed and bagged. Laundry of linens and towels is available as part of the service, or we change into the fresh stock you keep on site. whichever fits your setup.
- Bed making. Fresh linen fitted, duvets and pillows set, and beds presented the way they appear in your listing photos. Sofa beds and futons are included when they are part of the sleeping capacity you advertise.
- Bathroom and toilet. Toilet, basin, mirror, shower or tub, taps and drain cleaned and disinfected. Hair and leftover dirt removed from drains and corners, glass and mirrors polished, fresh towels hung.
- Kitchen and appliances. Sink and worktops cleaned, hob and splashback cleaned, microwave and kettle wiped inside and out, fridge emptied of anything a guest left behind and wiped down, dishes and cookware washed and returned to their places.
- Floors. Vacuuming throughout, mopping of hard floors, and the genkan entrance cleaned. including under beds and furniture where access allows.
- Surfaces and dust. Tables, desks, shelves, skirting boards, window sills, light switches, door handles, remote controls and mirrors dusted and wiped.
- Amenity restocking. Toilet paper, tissues, soap, shampoo, and the welcome items you supply are put out and restocked from the stock held at the property.
- Trash. Sorted into burnable and non-burnable following the rules of your building, then carried to the disposal area the property designates.
- Final condition check and reset. Furniture returned to its layout, curtains and lighting set, air conditioning turned off, keys returned to the lockbox, and a last walk-through against your listing photos. Photos of the finished property can be sent after the visit if you request it when booking.
What the condition check covers
For a host who is not on site, the turnover visit is the only time anyone looks at the property between guests. The check is a basic visual one, and it reports on three things:
Damage and wear
Stains on linen, mattresses or upholstery, marks on walls and floors, broken fittings, and appliances that are not working as they should.
Missing items
Towels, kitchenware, remote controls, hairdryers and other inventory that has left with a departing guest.
Supplies running low
Consumables approaching the point where they will not last the next booking, so you can restock before a guest finds an empty dispenser rather than after.
Anything found is reported to you. That matters most for remote and overseas hosts: a problem discovered on turnover day can usually be fixed before the next check-in, while the same problem discovered by a guest becomes a review.
Trash sorting: what we do and do not do
We sort waste into burnable and non-burnable according to your building's rules and carry it to the disposal point your property designates. We do not collect, remove or dispose of waste off-site, and we cannot take it away in a vehicle. Large items, accumulated waste and bulky disposal remain the host's responsibility to arrange.
What to arrange in advance
- Access. A lockbox code, key handover arrangement or smart lock. confirmed before the first visit.
- Linen stock. Either sufficient spare sets held at the property, or an agreed laundry cycle if we handle washing.
- Consumables. Amenities and paper goods stored on site for restocking; we replace from your stock rather than supplying it.
- Off-site waste removal. Arranged separately, as above.
- Deep cleaning. A full reset between long stays, or a seasonal deep clean, is booked as a separate job rather than inside a turnover. see move-in and move-out cleaning.
